What does the monthly fee cover? Is it genuinely all-in?

Your single monthly invoice covers your private office rent, ultra-fast internet, utilities (electricity and heating), and full access to our ground-floor business lounge and phone booths. We also include 2 hours of complimentary meeting room credits every month. The only things not covered are business rates and your own internal office cleaning.

How flexible are the terms? What notice do we give if we want to leave?

We don’t tie small businesses down to rigid, multi year commercial commitments. We use agile licence agreements that typically run for 12 months or less. If your circumstances change and you decide to move on, we just require a straightforward 3 month notice period.

Is there a deposit? What are the upfront costs when we sign?

To secure your office, we require a deposit equivalent to 2 months' rent alongside your first month’s fee in advance. Because our workspaces are move in ready and can come fully furnished, you won’t face any of the heavy upfront fit out costs or expensive legal fees associated with traditional commercial properties.

Are business rates included? How do they work?

Business rates are not included in your monthly fee, but because our offices are designed for small teams, the vast majority of our spaces fall well under the threshold for Small Business Bonus Scheme relief. If this is your only registered office in Scotland, you should be able to claim 100% relief and pay nothing. You can check your eligibility on the saa.gov.uk website, or chat to our team and we'd be happy to talk you through the process.

How quickly can we move in?

Depending on availability, we can have you moved in and ready to work within a matter of days. Because we use simple license agreements rather than traditional commercial leases, the process is incredibly fast - once your agreement is finalised and your deposit is in place, you can plug straight in.

Is the office genuinely private? Who else can come in?

Your office is strictly lockable and completely private. It is your dedicated workspace, meaning no other members pass through it or use your desks. Only you and your team have access, alongside our trusted on site team for essential maintenance.

Can we decorate or customise our office space?

Yes, we want your office to truly reflect your brand identity. While our workspaces come move in ready and fully furnished, you are completely free to bring your own furniture, put up shelving, and even paint the walls. All we ask is that the space is returned back to its original condition if you ever decide to leave us.

What if we outgrow our office? Can we stay in the building?

Absolutely. If your team expands or your headcount changes, just speak to a member of our team and we'll help to transition you smoothly into a larger workspace under the exact same roof - with no relocation hassle, no changing your business address, and no change to your key fobs.
